Will doing Vis properly fix this? Is there a simpler way to fix it? As that is the only place on the map it occurs.

Secondly, I have heard a lot of things about the Vis process, some that it is useless, some that it is a very good thing to do. Is it worth it?

Your problem should be easy to fix. Just enter walk-through mode and move Havoc until you get that problem again, then when it appears, press Ctrl + ~ , this will add a manual Vis cammera to the location and should make the gap go away. If Ctrl+~ doesn't do anything, try Alt+~ , Im sure its one of the two.
